Real Estate : How Water Issues Can Change a Home Appraisal

Home appraisals can be an advantage or a disadvantage depending on how good a home has been taken care of. If you are trying to sell your home, you want the appraisal to be very good. If you are having a residence inspected because you are contemplating buying it, a high appraisal is good because the residence is probably in great condition. If it appraises not so good, it could be bough cheaper, but it probably also means it needs fixing up.
If you need sell your house on the market, every potential buyer will want to have it evaluated. The thing to do is be certain your home is in the best state it can be prior to the inspection. Some things can alter examinations more than others. Decorating issues like needing to paint inside or outside, can make your house look less appealing, but many house buyers will likely repaint to their own taste anyway so peeling paint may not change your house value very much.
One major issue that could diminish your appraisal is water damage. Whenever there is proof of water damage inside or outside your residence it has to be repaired before the appraisal. A tiny leak from a water source that is not fixed could cause an appraiser to look closer for proof of sheet rock, mold, or wood damage. He might locate issues you did not. Fix any cracked or broken tiles around the bath tub or shower stall. They might suggest that water has seeped into places in the wall structure. This could cause worry about mold or water damage that has not been brought to light.
Raised spots, loose tiles, and soft spots on a floor can also be evidence of existing or past water issues. This can also cause concerns to an inspector about water damage below the floor covering that might not be visible. It may imply harmed wood or mold too. Any spots that have problems like this should be fixed before an examination too.
The basement and attic are two other places that may have water problems and an investigator will look at these areas meticulously. When a basement is damp or has water in, it is impossible to finish it out until the water problem is fixed and it is an great space for mold to grow. An attic that has water damage is most likely caused by a damaged roof or gutter system. This is a very serious problem too.
The most sensible way to make the best of your appraisal, is to make as many small repairs that you can yourself to save money, because if you have roof or attic damage, those damages may need to be corrected before you can put your home up for sale. |
